Switching Your Management Agent is surprisingly easy.

 

We will help you with the process of switching from your existing letting agent or property manager. 

In most cases the existing tenancy agreement does not need to change.

 

Simple Five Step Process

  1. You give notice to your old managing agent

  2. You/we inform the tenant of the change of managing agent

  3. Tenant changes rent payment bank detail (unless they already pay you diretly)

  4. We collect keys and relevant information from the old agent

  5. We take over tenancy deposit protection (unless you already do this yourself)

Review Your Contract

it’s essential to understand the contract you’ve signed and in particular; 

Initial fixed period ; when you probably can’t change agents without a penalty

Required notice period ;. if the tenancy has become a rolling contract you can switch after giving notice 

Termination fee ;  If your agent’s performance has fallen below par, you may be able to terminate your agreement on this basis. Fees may also be waived if you retain the old agent on a 'let only' basis

Give Notice to the Old Managing Agent

You need to give your agent the required notice in writing to terminate the contract. We may be able to help here with drafting a message if necessary. 

 

Inform Your Tenants

Changing the letting agent mid-tenancy will not need to affect your tenants significantly. However, it will mean new people to deal with. You need to inform your tenants of the change and give them Thorndons contact details.  Your tenancy agreement is between you and the tenant, not the letting agent, so it continues to exist. however, it will need updating to include Thorndons details this can be done easily via a section 48 notice. Again we can draft this for you.

Request Handover of Information

Your previous agent should pass all keys and essential paperwork for the tenancy, to you or directly to Thorndons; this includes tenant details , tenancy agreement, EPC, gas safety certificate, EICRS, We can help coordinate this.​​

 

Inform The Tenancy Deposit Scheme

If your old agent has managed the deposit protection process it will need to be switched between deposit schemes or if agent uses TDS  then TDS  will need to be informed about the change in management agent. This is something Thorndons will be able to handle on your behalf.
