 Full Management Fee:  7% of Rent Due (negotiable) -  No VAT in 2024

Key Holding: Secure key retention

Property Viewings: Showing potential new tenants around the property

Point of Contact: Available to tenants and landlords (9am - 6pm)

Deposit Handling: Lodging tenant deposit with the tenancy deposit scheme TDS 

Interim Inspections/Condition Reports: Property visits every 4 months resulting in landlords condition report with photographs 

Maintenance/Repairs: Arranging for approved tradesman to carry out maintenance (subject to landlords approval).

Regulatory Compliance Monitoring: Including monitoring the validity of regulatory safety certificates including Gas Safety Certificates, Electricity Safety Certificates (EICR) and EPCs. 

Regulatory Updates: Keeping landlords informed of relevant changes to regulations​

Tenancy deposit return dispute coordination if Thorndons  (£60) 

Project managing significant projects (£50 per hour)

Emergency or ‘out of hours’ property visits [before 9am or after 6pm] (£40 per visit)

Provision of EPC (Variable  £80 - £150)

Rent collection, chasing, monthly activity summary statements (£25 per month)

Evictions terminations & other notices (variable)
